Understanding What Is Covered In Your New Construction Home Warranty

Every great builder knows that a house needs to live through a full year of seasonal change before it’s really done. That’s because changes in the weather can reveal — or cause — all sorts of issues that may not have been apparent when the keys were first handed over to you.

For example, heavy spring rains could wash away the soil around the foundation or seep into a poorly sealed basement. And in winter, ice dams could form behind an improperly installed gutter and damaged roof shingles.

Some issues with outlets may be non-functioning when electronics are plugged in, triggering a fuse to be blown if multiple items are plugged in, and more.  
  2. HVAC – The heating and cooling system of a home is of major importance to a homeowner. If the air or the heat are not heating or cooling the house to a comfortable degree, this can be a major issue. Some other items with HVAC systems may be weird noises or smell coming from the vents in the home for air to pass through. On an even more serious level, the HVAC system can stop functioning altogether. 
  3. Insulation – It is common to at times see insulation that was not stapled properly, causing it to fall off. Other times, certain sections of the home may be missing insulation entirely. This is an issue because a homeowner can not see this unless they were to cut into the sheetrock to see the inside of the wall. If insulation is not installed, this allows heat and air to enter and exit the home easier causing unbalance in temperature during higher and lower temperature times.
