Hey Guys and Gals! Jason from Absolute Home Inspections, here again to help answer some of your Home Inspection questions. Today’s topic is the Garage Door Auto Reverse. We do hundreds of inspections every year and one of the most common deficiencies is a miss calibrated Garage Door Auto Reverse.

What is an Auto Reverse? A Garage Door Auto Reverse is simply a system within your garage door operator that allows the garage door to stop its downward motion when it comes in contact with something.

Why is it important? This is a safety system that ensures that your car, favorite bike, cat, or even your children don’t get crushed by the Garage Door as it closes.

Is it required? Starting in 1993 it has been required on all garage doors to ensure that they don’t crush anyone or anything! The garage door is the heaviest moving item in almost all homes.

Are they expensive? Nope! They are part of your current Garage Door operating system and unless the system is broken, they shouldn’t cost anything to adjust.

Can I fix this myself? Absolutely! This is not a tough fix and there are several great “how to” videos on YouTube to assist with the process. It is as simple as dialing in a screw to adjust tension. If you’re not comfortable with that, call a local garage repair person to assist. (https://www.youtube.com/watch?v=G2u06fVZ_Ek)
